Horrible experience, their process is extremely slow and inefficient, got told that my room is no longer available after paying for contract, then after settling for another flat, I get told to pay additional fees that I was never informed of by the agent initially. Also my request to pay my double deposit over two months, ended up being rejected after paying the contract fee even though I was assured that it would be possible initially.

With the place, it's awesome, I really love it here. It's well managed regarding security, and tidiness, ONLY issue I have is a door covering a geyser on the stairwell that was broken 3 months ago by a tenant moving in, was reported, still hasn't been replaced. Windows on the stairs are filthy, and hasn't been cleaned in over 3 months Other issues I've had, it's taken 3 months and still not sorted. Evasive and non sensible replies to my queries, outright denials, even when I'm sitting with the numbers right in front of me. The screenshot with blue highlighter shows the kind of response. [Excessive high Power usage in my unit, with NO appliances of any kind, no fridge, washing machine, fan, tv, etc...yet by usage is billed at R 1000 a month? Then I install fridge and washing machine, LESS usage recorded. NO answer or timeous response, just have to keep paying and BE PATIENT"

Not happy with the after sales service. Agent was efficient and friendly. However my room mate and I are reminded that our deposits amd rent are past due even after we have paid in. The reminder sms spark panic that our credit records are at stake- not the best way to communicate with well paying tenants.Email response to resolve this lags.Not happy with this at all.

So moving out and the s### continues, I am now being charged and extra month because they can do whatever they want and being charged for walls that apparently need to be painted but when I moved in it was never painted so now I am being charged for something that I didn't even do. I mean seriously how do you sleep at night. Clearly people are not happy with how you do business but you just don't care... even half of your staff has left since last year.\/ my old review below \/I agree fully with all the other reviewers, you just have to pay and pay some more for useless service, never have I seen a more unorganized and misinformed company in my life. Ask Soekie as I am still waiting for a reply on 3 of my emails I sent her over 3 weeks...

Invitation Homes, Brackenfell are up there with the very best & certainly the most efficient Property Rental Managing Agents I have had the pleasure of dealing with, over the past 4 years. The ladies at the Brackenfell office are very efficient & have always been highly professional in their communications with me & I have found that they have the least complicated & easy application processes, when it comes to this part of their business & always provide feedback timeously, which is always within 48hrs & is more than I can say for many of the other Property agents out there. They seem to have a well-oiled, streamlined process, which is absolutely amazing. Special Thanks & Appreciation must therefore go out to the Accounts Manager, Lize Klein, the ladies responsible for the rentals, Cheryl Bradshaw & Juliana Francisco & all the Admin ladies. I would not recommend this Agency or letting through them. Shocking service. No compassion or empathy towards human beings. They simply just dont care!!!!!!!!!!! They very quick to take your money but long winded stories and procedures to get your money back..........

Rental Agents will incorrectly quote you with the intention of taking more money off you, and then will only refund you if you cover the costs of the refund. Provided evidence in mails proving they incorrectly quoted me, yet refuse to acknowledge.Yet as a tenant, I have cracks in my walls for over 3 years now with mold in it they refuse to fix. Not one bit of maintenance done in my flat for over 3 years as well.I do not recommend dealing with them, they intentionally mislead to earn interest off of tenants and choose when to respond to complaints or not.Update: Please see the REAL mails unlike their lying response here (I redacted their account manager's surname to help protect their identity). In October 2016 I called their office in Brackenfell but each & every time I gave them a ring the real estate agent that I emailed & spoke to for assistance, was always not available or if available she would say Im leaving the office in few minutes

I viewed a unit, said I wanted to apply for it and asked for the application. After applying using the unit number quoted to me in the email from the agent my application was accepted. On move in they took me to move into a flat I had never seen before. They then said to move into the flat I actually viewed they would only be able to fit me in for moving in more than a week from the inital move in date. I politely explained that this was not my error so that did not seem fair. I understood that an error could be made and even offered to have them waive cleaning at the new flat to speed up the process although I would have to pay for cleaning when I move out. The agent then agreed to move me in in two days and that she would sort out the activation/transfer of the water and electricity account as I had already set that up. The evening before moving into the flat I asked about the progress on this and she told me that they emailed the service provider but really it was the tenants responsibility to sort it out and gave me a number to call which I did, although the only reason the account had to be transferred is because they moved me into the wrong unit. On the day I moved in there was no water and electricity. At this point was the first time I complained or got upset with regards to the entire situation. I had to get upset before they sorted it out. I am staying there for over a month and at this point they still have not moved over my deposit I paid from the initial unit to the one I viewed. I get sms's to say I haven't paid saying it'll affect my credit record. I called weeks ago about this and the said they would transfer it but this has not been done and my emails not responded to. I'll have to get worked up about this too before anything is done. So far I have not received a proper apology with regards to this. I feel that they don't feel that they provided bad service which is most worrying. They have a we were are most likely not wrong " attitude. This can be seen in their responses to other tenants reviews below where in some circumstances they start responses by saying things like "every story has two sides" or just responding by saying "this was already resolved" instead of saying listen we are genuinely sorry if we were at fault etc..Response to comment: I'm not sure what bug you're referring to? The reason I get sms's to say I have not paid my deposit is because I paid it using the initial reference and account you gave me which then changed when I had to move everything over to the new/actual unit I was shown. When I called your office they confirmed that the transfer had not been done hence the sms's. I just a few days ago received another sms to say my credit score will be negatively affected after your response below. Since writing this review on 19 Dec 2020 I still have not received a phone call or email from you to show that you're taking active steps to correct the issue. To me it feels as though you're merely responding to me here to make it look to onlookers as though you have corrected the issue. I am afraid of the issues I may have when moving out and trying to recover my deposit that is now linked to another unit."
