Always read the contracts (the laws are extremely tight ) they want a vanacule design not ur dream house and there are hidden costs all over plz if I were uu do not buy stand here uu will regret .. and the houses are so un attractable

Nightmare. We bought a stand to build. We brought our own architect but they are sending us from pillar to post. I think it's a punishment for not using their architects... For that only, I will never recommend it to anyone....

Positive: the place does look as its photos, its a great for a quiet vacation as a couple, friends, or family. A place where you can relax, swim and enjoy a beer at the end of the day of going on boat rides and other water activities. Great for a honeymoonDownfall: the restaurant there the food is not nice, take your own cooking stuff and rather go to the bar to drink or take an opportunity to request a shuttle to go to Xai-Xai to eat. There are hardly no shops besides markets. The people at the market speak English and are pretty friendly.
