Non-paying tenants that move out, their deposits are withheld and Premium Homes ignore any enquiries about it. Wonder if they put it in their pocket? One of my worst experiences. A tenant moved out. For 6 months they 'advertised' for a new tenant after which I then found out no inspection was done after previous tenant left. Not a single photo was taken and rubbish was all over the place. Another tenant eventually send me photos about the dire state the property was left in, yet the agent ensured me everything looks fine. The garden was left in a state. The drain was blocked. I had to fix this at own cost and until today did I not receive any feedback on claiming lost funds from the tenant who left. In fact, Maryna told me they are searching for a better lawyer to collect funds! I then was told by a new rental agent by the name Maryna that I will pay management fees, not commission. Meaning that even if I have no rental income, the agency still requires a monthly management fee irrespective of whether I have a a tenant or not. You're joking right?!I had neighbors sending me photos of the poor state of the pavement, full of weeds. I asked the agency to sort it out. A month later they have taken no proper steps to rectify the situation. When I confronted the agent Maryna about this, she stupidly asked me what she is supposed to do. I instructed her to let the tenant know in writing that unless the garden is attended to within 2 weeks, he will get notice to leave. So she did that, making it clear that this is the request from the landlord. Because she has no backbone to request this herself in a professional way acting as an actual rental agent. On several occasions did I tell the agency about outstanding rent and they were not even aware of that. Even though they received copies of my rates and taxes, have they never adjusted the bill of the tenant for the refuse and sanitation fees in line with the increase in rates that the municipality charged.If you are a landlord, stay away from Premium Homes. They're very eager to collect commissions but hide behind a mandate that protects them from taking responsibility. I gave them notice and let them know about the new rental agency that will take over within 20 business days. 2 weeks later and they have still not acknowledged my letter. Instead they send the tenant for payment for the next 2 months, probably hoping they can collect some funds before I find out about their sleezy behavior. Pathetic pathetic pathetic!
