It has all the makings of an incredible city style apartment.It could however do with better maintenance! There are many safety hazards along stairways. Two out of six lifts work at a time. There are furthermore, no generators for the lifts, which is absolutely shocking for such a high rise building.Please communicate better with your residents. If the apartment is experiencing a power cut, send out urgent sms communication to us. It's ridiculous to expect people to climb over 20 flights of stairs in the dark.If we raise maintenance concerns, attend quickly to these issues. Finally, please consider getting new efficient lifts!

See below my comments from August 2018. The building manager, Patrick, has done a great job of talking to tenants and doing his very best to improve the rental conditions. He has fixed many of the key problems including water and electricity. I have updated my review to reflect Patrick's efforts in addressing the tenants' issues.---Do not rent an apartment in this building!While the building has great views over Johannesburg, you really really don't want to rent an apartment here. In winter, you will have constant electricity cuts as the building has no sufficient power supply. You will also walk 25 stairs every time the electricity cuts as the lifts don't have back up generators. Though, at most, 2 of 5 lifts work only anyway—so you might as well walk. The stairs are dangerous and dark, which is great as they are also the only fire escape for you in a building that has burned out completely before. There's no fire drill and fire exits are constantly blocked. Don't tell your life insurance that you stay here. Also, UTF as the management agency is the proper property villain who extorts any type of money out of their tenants without providing any discernible services. They employ the most unprofessional and unhelpful building managers who will make sure your complaints are not passed on or addressed. You can't contact them directly either as they don't answer emails or help you on the phone. But charging you, that they can do. You will pay for parking that is not secure, hot water that is not hot (oh and expect rates increases 2-3 times a year), things breaking on your floor even if it wasn't you, SMSs to get a code each time someone wants to visit you. They are great villains really, you can't make it up. They saved on any possible item when developing the building. Expect your flat to not be waterproof, not be insulated properly, have cheap and hollow walls, paint falling of the walls, taps breaking every 6 weeks or so, to name a few. Oh, and I did I mention that they never fumigated the building ever since the first tenants moved in 18 months ago...you can imagine the unwelcome guests around the property. Please also don't be fooled by all the amenities they promise you: Free wifi and a cinema, young professionals only and no students—that's all hot air.I live here now for 15 months. Sorry that my 5 star review was up for so long—if it convinced you to move here, I owe you a drink.

THE WORST House EVER IS THIS! Never even think of staying here. particularly Patrick, the building managers, are quite unpleasant! They treat tenants as though they had never even paid rent. Do not let the photos they are showing here deceive you. The majority of facilities aren't even kept up with! I'm not even going to bring up the theft that's currently occurring and they are doing nothing to stop it. Do not believe them when they say the lifts don't operate when there is load shedding! They are not worthy of even this one star!

Brace yourself for disappointment. I recently moved out and they did not return my deposit and instead I was charged for some extra costs. Apparently my deposit was not enough to cover the maintenance costs. It’s unfortunate that I had to pay Credit intel because of Urban task force.

The building is poorly managed, the other day the access pin wasn't working and the security didn't want to manually open the door they said they have been insustrusted not to open for visitors, worse the visitor was together with the residents, the building managers phones were all off or went unanswered, when calling the office they kept redirecting the call to a someone who wasn't there. The noise by the braai area is unbearable, there is drinking is allowed right in front of a day care center entrance. The noise and loud music is also played right at the entrance of the day care this in my opinion is disturbing the learning that is meant to take place in the day care.

1 minute walk to rea vaya, park station and gautrain station. Stayed here for 4 years particularly because of its convenience.Pros:1. Iv heard people complain about safety especially outside the building , peoples phones have been taken etc, others have complained about the safety inside the building. BUT I must be honest in the 4 years I stayed there none of this have been an issue for me, nothing has been lost or stolen, our balcony was always opened and our windows. Although I also always felt unsafe outside the building its so dodgy.2. Electricity can roughly cost you R200-R250 for the whole month. In winter budget around R600-700 your heater will always be on that place is ABNORMALLY FREEZING3. Place uses 1 geyser for hot water and its been functional ever since I moved in.4. Fairly cleanThe below are things you need to consider before signing the lease and moving in:1. Flats are reasonably big inside BUT the separation of bedrooms or your neighbor I swear is made out of paper. Brace yourself to hear your housemate talking on the phone in their bedroom, blowing their nose, you will hear the TV sound from your neighbors even when they shower...you can also imagine imagine what else you'll hear right?? I don't need to write that down.2. Lifts can be a nightmare, 1 time 3 of them work, the other time WHICH HAS NOW BEEN HAPPENING SINCE LAST YEAR ONLY 1 WORKS. Imagine with this COVID, you can find 15 people in the lift because there's only 1 working so everyone tries to get in. PLACE VERY INCONSIDERATE WITH PEOPLE'S HEALTH.3. How the monthly rent is calculated still remains a mystery to me, even when you've been around for a week the water bill etc will still be high.4. Parking is a painful R5005. Iv never really had to constantly deal with head office people, but the few times I did, I did not get the necessary help.6. The finger print system especially now with Corona didn't sit well with me7. The pool area again in this times of covid can be a circus, it gets sooo packed, not controlled and who knows where those people have been, again putting peoples lives at a great risk.If non of this bother you, especially no 1&2 then sign the lease.

THIS IS THE WORST BUILDING EVER ! Don’t even consider staying here …very rude building managers especially Patrick ! They treat tenants like they don’t even pay rent …do not be fooled by the pictures they are posting here…most facilities are not even maintained !! I don’t even want to speak about the theft that has been happening and they have not been doing anything about it … The lifts don’t work during load shedding do not let them lie to you! They do not even deserve this one star!!!

Skyscraper with beautiful city night views.You would most definitely enjoy the place if you are a young working professional, who don't mind how busy it can get during the weekend with people coming in and out, and a few negatives, but you know mos a rough diamond is still a gem.One thing to take into consideration though, the apartments are separated by dry walls, so you can hear loud neighbours, or they can complain about your loud music.Make sure you get a north facing apartment, as a south facing one can get very cold in winter, but cool in summer. But the view is on the South ¯\_(ツ)_/¯The lifts need to be maintained and serviced regularly, which is currently not happening. Oh yah, the balconies are small.Minus the annoying neighbour, it is a pretty slick place to stay at.

I stayed at Braamfontein Gate for about 7 months before deciding to leave. This is my rating of the place;Condition of Building:In comparison to other building in the area, the building is somewhat nicer. The building is not crowded, and while there is some good design, renovations were cheaply done, with plastic taps, cheap doors that jam regularly, and a clogging water drain. The lifts are in horrible state, and the garbage shoot can be easily heard from your room depending on the side of the building you're on. Walls dividing apartments are very thin, so much that I could hear my neighbors talking from their living room, which is one of the reasons I left. There was also the frequent power outages in winter, for which a proper explanation was never provided to the tenants collectively.Convenience:This is probably one of the best places to live if convenience is of atmost importance to you. The Gautrain station is literally across the street, and so are two BRT bus stations. There easy access to the highway, and restaurants close by.Administration and Communication:The managing company, Urban Task Force, have their office in Hillbrow, and that is where everything is done. If you don't mind going to such areas, then this shouldn't be a problem. Communication between building managers and the tenants is poor. Lifts break, and there is no communication, my power was cut, about some outstanding amount not specified in my monthly statement, and this was done over night while I was sleeping, without notification.When i left, they were sorting out parking, that was a mess, and most importantly costs R500pm, with no parking allocated to the apartments, all paid as an extra cost. This is a very important detail because the rent doesn't become so cheap after factoring that cost in.Management are also dishonest people; when I did my exit inspection they gave a good rating and said they only had to repaint a few stains by the bedsides of the bedrooms, but when I received my deposit refund, they had gone to charge for renovation and other things.Conclusion:Braamfontein Gate is not too bad, the real problem is more the people it attracts because of convenience. Management can do with laying tighter rules to control noise and respect for public space, and with better maintenance.With that being said, some people will like place, so I recommend going to check it out yourself and see if it gels with your taste.

DO NOT CONSIDER THESE APARTMENTS!• Lifts constantly do not work. Laundry facility is not maintained. Washing machines are constantly out of service.• Security is nonexistent. They are more interested in bothering tenants than they are keeping us and our belongings safe. There are no security cameras in the building, so if you do end up being a victim of theft, they won’t/don’t want to assist.• There was an attempt to break into my apartment, when reporting the matter to the building manager, he was not interested nor did he offer to assist me.• My apartment was once flooded due to poor maintenance done in the apartment. Instead of offering to reimburse me for devices damaged they instead insisted that I cover the cost of the water damage.• When moving out, I called head office to inform them about my intentions. Was told to contact building manager to get outgoing forms to sign. Manager did not respond to my communication as we speak. Now head office did not return my entire deposit and charged me extra upon the outgoing inspection. I reluctantly paid the amount and sent P.oP but UTF management handed my account over to credit intel. I spoke to rude useless UTF staff to assist but to no avail.So now I have a bad credit score thanks to UTF!AGAIN, STAY FAR FAR AWAY FROM BRAAMFONTEIN GATE!!
