yoh where do I even start. you fall in love with this place at first and it looks like a dream come true to move in. let this be your sign to NOT fall for this. UNIMET is the worst thing you could trap yourself with, it deducts money from you EVERYDAY and most times you don’t even know what you’re paying for. 2 people living in an apartment spend more than R1000 on Unimet, how? when most times we have load shedding so what lights are we paying for? Management does not care about your concerns after you pay your deposit. Trust that you will be searching for a new place after the first month of being here.

Roach and ant infested apartments. Noticed roaches during my initial viewing. The agent assured me that the problem would be dealt with by Houss... After moving in we noticed that the roaches were still running around, and when we asked them for help they refused and told us to pay for someone to come and remove them ourselves.The management does not care about it's clients as long as the rent and extra charges are paid on a timely manner. This is not the only issue. Broken ventilators, moldy walls, water damage and flickering / dead bulbs. Things which should have been and were promised to have been resolved prior to our moving in.. Time and time again we have asked for assistance, but they have outright refused to help. Either ignoring emails or redirecting queries in an endless cycle. Unscheduled day long power outages and with a fixed internet service provider which is equally useless.The following point is not on Houss themselves, but is the result of them failing to enforce their own policies/rules. Having to listen to the neighbor's kwaito/rap selection and listening to the persistent female scream talking which carries on well after midnight is brutal.The issues compound over time and the longer you say there the more you realize why they rely on aggressive and desparate feeling marketing strategies. Tenants catch on and leave almost as soon as they've moved in. How we've tolerate 8 months of this is beyond me.Houss has also refused to come and do final inspection which is necessary for us to get our deposit back so not only did I have to spend tens of thousands rectifying their issues. I am likely to now also lose out on my deposit.These overpriced, shodily built and poorly maintained apartments are not worth the premium which they are charging for. STAY FAR AWAY.

I have lived in this estate for almost two years now... and I have been told that the heavy bad smell from the irrigation system (poor water quality) will be resolved... Still waiting. “Grey” water being used in the system is unhygienic! The smell is so bad it wakes me up in the morning hours when the system runs! After following up numerous times with the Estate Manager, I was told that the residents are comfortable with the poor quality of this water and Head Office will not be doing anything about this. Head Office Management just assuming everyone is happy shows you the lever of client perception they have here! Shocking!I would also like to point out that this is not a nice to have in this estate, it's a service offering was as part of the marketing campaign provided to me when I signed up! You do not get your own tap in a garden unit or other available water source for the purposes of watering your garden btw!... this was important to me as I also have a dog and can’t have a dead garden with sand and dirt all over.Irrigation system has also been a huge problem in the past due to so called theft, load shedding, and sometimes out of service for two weeks or longer (with not notice, solution or alternative in place). So poor irrigation/ rain or nothing are your only options available. If you like your garden green... this estate might not be for you... unless you walk up and down with a watering can like I do so your garden looks like something plus matches the money you pay !Like I said… I have tried to resolve this with the Estate Manager (As seen above), and I have contacted the Head of Houss, but no one seems to care about this matter or phone me back with resolution. Some senior staff have been more problematic in the past with resolving concerns raised by residents, as they don't see us as valued customers. My overall feeling regarding the HOUSS Management team is extremely low! They have not even responded to this review, because they simply could not care!

Hi, if there was a negative star, I would have given that. Once you have signed your lease. There is no service. You can email them but will get no responses. I sent an email on the 19/09/2022 and still no email response. Their service is pathetic. They hold your refund and charge you for admin fees for holding your refund. Once you signed your lease at the Precinct, there is no service. Don't ever rent at The Precinct, rather try the other apartments.

The staff at this place is sooooo disrespectful. They shout at you and lock you out of rooms even if your cantract says you are allowed to use all the facilities. They chase you out and make you feel very unwelcome. The managemant has no respect for you what so ever and the people who work at the hub are extremely rude. The waiters that bring you your food bad mouths you if you don't leave them a tip and they also come up to you and randomly asks you for your food . I was shouted at for informing the real estate agent that people were busy with exams. The agent also called my family telling them to sort me out because I was disrespectful. They told them lies even tho there were witnesses. The people here treat me like a child even tho I pay my own bills. They make people feel worthless and disrespect you in every way possible. The constantly lie about everything. The only upside about this place is the beauty of it but unfortunately the management, the workers and the real estate agents are beyond unprofessional and think they own you please reconsider if you ever think of coming to this place or renting.

Becareful, don't ever rental at the Houss, The Precinct or at any of the rental apartments, initially when they want you as a customer they are very nice but once you are their customer, there service is pathetic, Management or Senior doesn't assist or communicate.Don't expect to get your refund back. They are scams.They will make up things to deduct from your deposit so they don't have to pay you your deposit.Consider your deposit gone.Terrible and pathetic service, actually no service.They make money from your deposits that you pay them. They just don't refund you. Still no feedback from Senior Management. Emailed and called, no feedback.
