Beautiful little village, in a quiet setting 5 minutes from the beach, a bird watchers paridise with a big Bass dam 24 hour security and children can play safely with swimming pool to cool down

Koelwaters is a sectional title complex. A little hidden gem. An eden of birds, trees and flowers. A communal swimming pool, one small pond and a large dam. Fishing is catch and release. A mixture of permanent residents and holiday homes.

Do not buy here full stop.Before u buy here, check at Umdoni that the plans for the whole house and outbuildings are approved, get it in writing if u can.Check with Ugu Water that the meter is legal and one of theirs, also that the account has been paid, again get it in writing if you can.Get any information from the Trustees in writing, questions to ask,1. how are the kilometers of rotten security/boundary fence to be funded?2. how is the sewerage and power lines to the serviced vacant plots to be funded?How much will it cost you to fund the above two points? as a new homeowner hereIt is not all honey and roses here, it is a nice area, fairly peaceful when the beach buggies and scramble/motorcycles are not going round and round the complex, this was a big problem last year, but seems to have quietened down for a while.For what you get the basic levy is reasonable, but do not forget to add on approx R500 to R700 for electricity and R300 to R500 per month ( and rising)The fishing is not all that good (or maybe its the fishermen), get an independent lab to do a toxitity test on the dam water.
